At Angelone Homes, we believe every project should solve problems for good. The decks at 157 Hun Road have been repaired before, but the same issues keep returning — water intrusion, sagging, and damage below.

Our goal is to rebuild these outdoor spaces the right way — with strength, drainage, and beauty that last for decades.

Understanding the Deck Issues

During inspection, laser readings showed that the decks are no longer level — some areas dip up to ¾ inch. That unevenness lets water sit instead of drain. Over time, moisture has seeped through the tile layers, soaking the framing and staining the ceilings below.

The cause is simple but serious: the current deck structure was not designed for the extra weight of the tile system, and there’s no proper path for water to escape.

This rebuild focuses on fixing those two issues — structure and drainage — so they never come back.

Our Plan: Repairing the Cause, Not the Symptoms

We’ll rebuild the balcony, main deck, upper deck, and staircase using proven materials and modern water-management systems.

Each part — the framing, waterproofing, and tile — is selected to work together.

  • The new deck will be built flat and structurally reinforced. The Mbrico tile system lets water pass naturally through small channels to the Trex RainEscape drainage system beneath, where it’s safely directed away from the structure.

  • The current framing was under-sized for tile loads. We’ll replace it with engineered joists and beams — and offer an upgrade to all pressure-treated LVLs for maximum strength and stiffness.

  • The Trex RainEscape system captures water before it ever touches the soffit or framing. It channels it through hidden troughs and gutters, keeping everything below completely dry.

  • The Mbrico porcelain tile decking provides a timeless stone look with zero maintenance. It won’t warp, fade, or absorb moisture — and it carries a lifetime warranty.

Preparation & Removal

This step clears the way for a solid, dry foundation that supports every upgrade to come.

We’ll carefully remove the existing deck surfaces, stairs, and railings. The framing and trim are too damaged to reuse — they’re bowed, warped, and water-logged.

All debris will be staged for removal.

 Framing Options

Engineered beams with 2×12 joists — reliable and cost-effective.

The existing deck was built in stages using mixed materials and no unified plan. It wasn’t designed for tile or proper drainage, which led to sagging and trapped water.

Our new framing is fully engineered for the Mbrico tile and Trex RainEscape systems — built flat, not pitched, so water is managed below the surface instead of across it. Both options are structurally sound:

  • A blend of engineered beams and dimensional 2×12 pressure-treated lumber.

  • Approved for the tile system and offers upfront savings.

  • Uses pressure-treated LVL joists and beams throughout.

  • Higher initial cost, but provides unmatched strength and long-term stability.

All LVL framing, perfectly straight and rigid for long-term stability. (Recommended)

Starting fresh ensures correct spacing, flashing, and load ratings — a system that’s stronger, flatter, and designed to last.

Waterproofing

Instead of forcing water to run off the surface, our design lets water pass through the Mbrico tile joints and into the Trex RainEscape system hidden below the framing.

Tile Finish – Mbrico System

A smarter, longer-lasting way to build a tile deck.

The previous tile system was installed over wire lath and EPDM — a method that traps water between layers and eventually causes cracking, leaks, and structural damage. It’s a patchwork approach that doesn’t let the deck breathe or drain properly.

The Mbrico porcelain tile system is completely different. Each tile is precision-mounted on a structural base designed for outdoor use, allowing water to pass through small channels instead of getting trapped beneath the surface. This keeps the deck dry, flat, and stable year-round.
