Introduction

Your home’s outdoor spaces should be both beautiful and functional. Over time, the decks at 157 Hun Rd have developed sagging and water infiltration, leading to visible damage below. Rather than repairing symptoms, this proposal focuses on building a complete system that addresses the root cause and delivers long-term durability.

Our goals for this rebuild:

  • The old deck was under-engineered, causing sagging and water pooling that led to rot and ceiling damage. Our rebuild uses the Mbrico tile system, which allows water to pass naturally through tile channels into the Trex RainEscape below. This system works flat, not pitched, so water is managed properly instead of getting trapped.

  • The current deck failed because it wasn’t designed for tile weight, leading to joist deflection. Our framing is engineered for tile loads, with an upgrade option to all pressure-treated LVLs for maximum strength. The framing and tile system are designed together, ensuring stability and long-term durability.

  • Water damage below came from poor drainage. The Trex RainEscape system captures water at the joist level and channels it to gutters out of sight. This keeps soffits and ceilings dry, protecting the home for the long term.

  • Mbrico porcelain tile gives a premium look with almost no upkeep. It’s slip-resistant, freeze-thaw proof, and backed by a lifetime warranty. Unlike wood or composite, it won’t warp or rot, delivering beauty and durability that lasts.

Selective Demolition & Prep

The first step is removal. All existing decks, balconies, stairs, and railings will be carefully demolished. The current framing and trim cannot be reused — they are bowed, warped, and water-damaged. Attempting to save these would undermine the new system from day one.

All debris will be staged on site and hauled away.

This step clears the slate. Rebuilding on compromised framing would be false savings and lead to the same problems recurring.
